Tenants not paying on time
Once a tenant is in your premises, it can be quite hard to move them out. It seems that the laws in Australia favour the tenant and not the property owner. If the tenant decides not to pay at all, it can become a major nightmare.
We guarantee the rent will be paid monthly in advance on the nominated day. We have been renting commercial and residential properties for over 20 years and have not yet missed a rent payment.

Tenants damaging the property
Property damage can occur from parties, children, animals, smoking and careless behaviour. Our aim is to always provide 5 Star Accommodation to our tenants and so it si our responsibility to minimise the risk of damage in the first place and if it does occur we are responsible for the repairs.

Vacancies
With normal rentals, there is a risk of vacancies. With 5 Star Stays, as long we are a managing your property we are responsible for covering for vacancies.

Fees
There are a host of fees such as letting fee, marketing fees, management fees, lease renewals fees and inspection fees. Over time these fees can add up. 5 Star Stays take care of most of the common fees for you.

Maintenance
Properties require maintenance, some minor and some more major. Good tenants will have very few needs, however some tenants will call you for every little thing and this can become quite tiresome and time consuming. More major repairs can involve quite a bit of time and expense to organise. 5 Star Stays have a maintenance team who will take care of all the small items without bothering you and manage the larger ticket items with your approval.

Neighbours complaints
Neighbours will complain when there is noise or mess or anything else that will disturb the status quo. 5 Star Stays minimises this by the no pets, no parties and regular inspection policies.

Rental Guarantee
We are fully responsible for paying rent. Generally, when your tenant leaves a rental property there is a time between when the tenant leaves and when the new tenant moves in. This is lost revenue. With 5 Star Stays, you do not have to worry about that – whilst we are managing your property, you will have guaranteed rental, paid on the 1st of every month.

All of these fees can add up to being quite a considerable about and we take care of them. We make our fees from charging extra for short term stays. This means extra money in your pocket.

No Party Policy
We have a strict no party policy and guests are assessed prior to being accepted. Guests who want to stay in short term accommodation are rated and without good ratings they will not be accepted into premium accommodation again. For this reason they will take care to ensure they don’t cause any problems.

No Pets Policy
Pets are banned. Pets can damage property and also leave unpleasant smells inside.

No Smoking Inside
Smoking can discolour paintwork and also cause permanent stale smells inside the apartment. Smoking is strictly banned.

Marketing paid
We take care of all marketing and marketing related expenses. This includes things like Internet Marketing fees, Professional Photography fees and Video walkthrough costs.

Annual Rent Reviews
We have automatic rental reviews on the annual anniversary of the beginning of the rental term.
Property Management
Our role is to make your property a stress free asset. We are going to present the property as 5 star and will be maintaining it to 5 star standards. If you are an agent you will get your normal commission and we will take care of the property for you.
Owner inspections are welcome at any time.

Professionally cleaned
In line with our objective to provide a 5 star experience the properties we manage are professionally cleaned at least two to three times a week. The cleaners have a check list to follow and also take photos post cleaning for records and review.

Regular Property Inspections
Our cleaners inspect the property during every clean and our property managers inspect the property monthly. On top of these we have our maintenance teams doing a quarterly maintenance check.
Property owners can schedule their own inspections any time.

Security
We install and maintain a 24 x 7 monitored alarm system. Not only will this help protect your tenants, it will help to protect your property.

Safety
Safety is a key concern of 5 Star Stays and we have a 5 Point Safety setup for every property we manage
