OUR SERVICES

For the Agent
Tenant Acquisition
Normally during the tenant acquisition process the agent is responsible for Marketing, Open For Inspections, Tenant Interviews, Tenant Selection and Contract signing. All of this can be costly and time consuming.

5SS takes care of all of this for you.
Rent collection
5SS takes care of rent collection and disbursement. Monthly rent and agents fees are direct deposited into the nominated accounts on the 1st of every month.
Organising repairs and maintenance
5SS takes care of this. Properties are generally setup with remotely controlled and managed keylocks.
Liaising with tenants and owners
5 Star Stays takes all responsibility of managing tenants. We will also work closely with owners so they have confidences that their property is kept in pristine condition.
Property inspections and Reports
5SS properties are inspected, cleaned and brought up to 5 Star Standard every time a guest leaves. Housekeeping staff also take photos during every clean. These can be made available as required. Real Estate Agents or owners can inspect the property at any time.
Administration
5SS takes care of all administration related to managing tenants. We have a 24 x 7 helpdesk that provides instant support for clients as required.
For The Property Owner
Minor Maintenance costs
5SS takes responsibility for organising and paying for minor maintenance
Major Maintenance
The property will be maintained to 5 Star Standards at all times so major maintenance such as painting, replacing curtains and floor coverings will be minimised and the life of each will be significantly extended.
Major repairs
There are different types of major repairs :

Damage through fixed equipment or building failure
This is generally the owners responsibility

Damage through ‘Acts of God’ (e.g. Fire or Flood)
Again, this can occur and is the owners responsibility – hopefully covered by insurance.

Damage by Tenants
5SS deals exclusively with AirBnB who carry insurance to cover any major damage by tenants. Their service is quick and efficient.
Repairs and renovations when tenants leave
Every time a short term tenant leaves 5SS is responsible for bringing the property back to 5 Star Standard. If and when the owner decides to terminate the contract, the property will be still at 5 Star Standard so no additional work will be required.
Insurance
As mentioned above, 5SS deal exclusively with AirBnB and AirBnB have extensive insurance to cover any damage inflicted by tenants.
